Title: Planning Project Manager
Full Time Position
Reporting to the Executive VP, Land Development

Geranium is seeking a Development Planner to oversee multiple projects in Land Development. You will work closely with the Land Development team on due diligence investigations for new acquisitions, establishing the highest and best use development proposals, through to development approvals.

Qualifications

Urban Planning Degree/Master’s Degree
Member of CIP; Registered Professional Planner (RPP)
5 to 7 years’ experience securing development approvals
Project Management (PMP) Certificate would be an asset
High energy, self-motivated, well-organized, skilled communicator
Competent in MS Office products, Newstar Enterprise Project management System

Project Management

Develop and maintain Project Schedule and Critical Path
Create and maintain Project Budgets
Provide Periodic Status Reports
Responsible for timely and accurate processing of project contracts, purchase orders and vendor invoice workflow

Council Meetings

Attend Council Meetings as required
Liaise with Municipal and Agency Staff as required

Due Diligence Investigations

Research Official land Plan, Zoning, etc. for projects
Assist with coordination of site investigations
Assist with preparation of due diligence report

Development Application Submissions

Coordinate submission of applications and supporting technical material

Community Consultation and Communications

Organize and host/participate in community and resident meetings
Compile material for company/project websites
Project newsletters

Senior Project Accountant

Reporting to: CFO and Manager, Planning and Financial Analysis

Job description:

Financial Reporting & Planning

  • Work with development and construction team to prepare financial proformas
  • Prepare cash flow forecasts for the projects and monitor cash requirements for partner funding
  • Analyze project costs versus budgets and document variance for discussions with Land Development or Construction Divisions
  • Manage administrative and compliance reporting for all loan financing
  • Prepare ad-hoc financial reporting package for monthly internal meetings
  • Lead transition of financial data from legacy accounting program while providing insight and recommendations on workflow and accounting functions
  • Prepare project information packages to attain financing from chartered banks or private equity
  • Assist with various accounting functions as necessary

Knowledge and Skills

  • CPA designation (or near completion)
  • Strong analytical and communication skills
  • 3-5 years’ real estate experience or professional service firm with real estate exposure
  • Strong knowledge of financing practices in real estate development industry
