GERANIUM HOMES

Award-winning builder and community in Whitchurch-Stouffville

Geranium Homes was honoured to receive the prestigious Best Places to Grow Community of the Year (lowrise) Award for The Neighbourhoods of Cardinal Point in Stouffville, presented at the 34th Annual BILD (Building Industry and Land Development Association) Awards ceremony.

Places to Grow refers to Ontario’s Places to Grow Act, the government’s plan for controlling growth in the Greater Golden Horseshoe Area. This coveted award spotlights the community that represents the best example of smart growth, environmental preservation, innovative site planning, recreational amenities, streetscapes and architecture.

“This award recognizes everything that is important to our company when we have the

opportunity to create a master-planned community,” said Boaz Feiner, president of Geranium Homes. “For Geranium Homes, The Neighbourhoods of Cardinal Point is a prime example of the right balance of neighbourhood elements, which contribute to quality of life for our home buyers.”

In consultation with Town of Whitchurch-Stouffville planners and local representatives, Cardinal Point was envisioned as a 100-acre master-planned community within walking distance of Stouffville’s thriving Main Street and convenient to public transportation, cultural and recreational amenities in the town. The plan includes almost 30-acres of ravine with walking trails that connect the trails that connect the many residential phases, now totalling 800 homes.

There is a large central neighbourhood park as well as two smaller parks. Since welcoming the first residents in 2008, Geranium has offered ownership choices that range from elegant townhomes to spacious family-sized detached singles, bungalows and bungalow-lofts.

VALUE-PACKED CONDO TOWN LIVING AT UPTOWNES

In the current phase of The Neighbourhoods of Cardinal Point, new home buyers are embracing The Uptownes, an exciting and affordable alternative to condo-apartment ownership. A choice of spacious back-to-back and stacked three-storey homes is offered. Uptownes has the living areas that people most value in a home.

At ground level each home includes a bonus recreation room. The main level will be flooded with light from oversized windows and grand 10-foot ceiling heights. This floor includes the kitchen and dining area, as well as a convenient powder room. Two generously-sized bedrooms are on the third floor, one with an ensuite, and a main bathroom. A large rooftop terrace, measuring between 279 to 380 square feet, provides a top-floor outdoor oasis.

Plans range in size from 1,401 up to 1,639 square feet and and prices start from $364,900.

Every home has a single-car garage plus driveway parking. Monthly maintenance fees are just $89.

LARGE LOT LUXURY IN BALLANTRAE

Site servicing started in spring and in July the roads of this cul-de-sac neighbourhood will pave the way for estate living in Geranium’s new enclave of Copperstone in the beautiful hamlet of Ballantrae.

Nestled off Lakeshore Road, just east of Highway 48, there are nine still available of the

18 manor homes on over-sized lots. Set within a quiet countryside setting, Copperstone is a pleasant walk to Musselman’s Lake and a short drive to golf courses, equestrian centres and the urban amenities of Aurora and Stouffville.

Copperstone is an architecturally controlled community with timeless exteriors. Residences have sumptuous interiors with a fine array of deluxe finishes, including nine-foot main-floor and second-floor ceilings.

Homes here will be Energy Star for New Homes labelled and will have the rough-in plumbing for a grey water reuse system, a further benefit to conserve water and energy savings.

Two-storey manor homes and bungalow-loft designs range from 2,990 square feet to 5,058 square feet, priced from $1.17 million.

Geranium Homes is the recipient of multiple design and marketing awards, including BILD’s prestigious Places to Grow Community of the Year, 2012 Home Builder of The Year and Canadian Home Builder Association’s Grand Sam Award. Geranium has been developing and building family communities across Southern Ontario for over 36 years.
